Project Overview
M3 Roofing Services proudly delivered Phase 1 Re-Roofing works for housing association Paradigm Housing Group, completing 12 pitched tiled roofs and a further 10 full re-roofs.
The project was carried out over two phases, with one property handed over each week. Works included the replacement of concrete interlocking and plain concrete tiles, as well as bay window and canopy roofs, and the renewal of fascias, soffits, bargeboards, and under-eaves – delivered in partnership with our sister company, M3 Property Maintenance.
Challenge
This project presented logistical challenges due to the wide geographical spread of properties during the first phase and the need to maintain smooth operations while minimising disruption to residents. The unpredictable weather conditions also required careful scheduling to ensure consistent progress.
Our Approach
Efficient Site Management
In Phase 1, the designated properties were located across a large area. To minimise disruption and improve efficiency, M3 limited onsite storage and instead delivered materials daily to each property, removing waste at the end of each day.
With one team assigned per property, a full multi-team welfare setup was unnecessary – allowing for leaner, more efficient site management.
Seamless Phase 2 Delivery
For Phase 2, properties were grouped and managed street-by-street, enabling a continuous flow of work from one property to the next. This coordinated approach improved delivery and waste management while ensuring minimal disruption for residents.
Weather Planning & Scheduling
Given the forecast for adverse weather, M3 built additional time allowances into the schedule to accommodate potential delays. Our sister company, M1 Scaffolding, provided roof access efficiently – erecting scaffolding the Friday before works began and dismantling it the Monday after completion. This proactive scheduling ensured no working days were lost to access management.
Comprehensive Pre-Start Surveys
Before any works commenced, M3 conducted detailed property surveys to assess the condition and identify any potential risks or complications. This included reviewing gardens, windows, satellite dishes, chimneys, and external lighting.
Where necessary, Paradigm liaised with homeowners of adjoining properties to discuss party wall agreements and address any chimney or fire break considerations on semi-detached and end-of-terrace dwellings.
Collaboration & Communication
Our M3 Project Manager worked closely with Paradigm Housing throughout, providing daily progress updates, coordinating opening and completion dates, and authorising works to begin based on survey findings. This close collaboration ensured transparency and a smooth workflow at every stage.
Results
The project was successfully delivered with minimal disruption to residents, no lost working days, and high-quality roofing outcomes across all properties.
The efficiency of M3’s planning, site coordination, and communication ensured timely completion despite challenging weather conditions.
