Project Overview
M3 Roofing Services were delighted to be contracted by Red Kite Community Housing to deliver a five-year renovation programme, alongside a range of one-off projects.
Throughout the programme, M3 has built a strong and collaborative working relationship with Red Kite at all levels – founded on shared values of exceptional customer service, community focus, and a deep understanding of housing stock and property types.
Challenge
The scale and diversity of Red Kite’s housing portfolio required careful planning, coordination, and consistent quality control. With multiple property archetypes and simultaneous workstreams, M3’s challenge was to manage complex logistics while maintaining resident satisfaction, ensuring compliance with building regulations, and delivering on time and within budget.
Our Approach
Scope of Works
M3 completed a variety of improvement works across Red Kite’s estates, including:

Lane End – 65 properties

External improvements, including recladding and insulation, new front and rear doors, flat roof insulation to garages and porches, and full fascia, soffit, and rainwater goods replacement.

Flackwell Heath – 87 properties

Re-roofing works, including the replacement of concrete interlocking and plain tiles with modern alternatives, as well as new fascias, soffits, bargeboards, under-eaves vents, and Finlock gutter replacement.

Phase 4 Re-Roofing – 112 properties

Complete roof replacements, including modernisation of tile systems, roofline renewal, and energy-efficient upgrades.

Sequenced Project Delivery
For properties requiring multiple work types, M3 developed a sequenced delivery plan to ensure efficiency and compliance.
The programme began with the replacement of cold flat roof systems on garages and warm roofs on porches – with rafter upgrades completed where required to meet building regulations.
Next, windows and cladding were replaced to create a watertight and regulation-compliant finish.
At Lane End, M3 were fully responsible for the planning and delivery of these works – all completed on time and within budget.
Resident Communication & Access Planning
M3 worked closely with Red Kite to ensure residents were informed and comfortable throughout the works.
Before the Lane End project began, we hosted a resident consultation presentation to introduce our team, explain the scope of works, and address any questions or concerns.
We also designed bespoke scaffolding solutions to accommodate residents with mobility issues – for example, providing safe front-door access or temporary ramps where necessary to maintain accessibility and safety.
Partnership & Collaboration
Scaffolding was supplied by our sister company, M1 Scaffolding, based in Bletchley. The scaffolding design incorporated permanent staircases and birdcages, allowing for asbestos removal under safe and compliant conditions with all required sheeting and protections in place.
M3 Property Maintenance, another of our sister companies, supported the works by delivering roofline and cladding services, including the replacement of soffits, fascias, bargeboards, and guttering.
Material Management & Quality Assurance
All materials were delivered to M3’s central warehouse before being transported to site on a ‘just-in-time’ delivery schedule – improving security and reducing onsite storage requirements.
To ensure quality and compliance, three pilot properties (one of each archetype) were completed first and inspected by building control at each stage. The quality of M3’s workmanship exceeded expectations, and as a result, further inspections were deemed unnecessary for the remainder of the project.
Results
The Red Kite renovation programme exemplified M3’s ability to deliver large-scale housing improvement projects through efficient sequencing, effective communication, and strong collaboration.
M3 Roofing Services successfully upgraded hundreds of homes to modern standards – improving energy efficiency, safety, and appearance – while maintaining excellent relationships with both Red Kite Community Housing and its residents.
