The clearest signs you need to upgrade your roof are slipped or missing tiles, a sagging ridge, felt perishing at the eaves, damp patches on upstairs ceilings, wet or flattened loft insulation, and water ponding on a flat roof after rain.
M3 Property Maintenance carries out roofing upgrades across Milton Keynes and the surrounding counties, including EPDM flat roof systems, insulation upgrades and fascias, soffits and guttering.
What Counts as a Roof Upgrade?
An upgrade means bringing the roof up to a better standard than it was, rather than simply putting it back to how it was. For most properties that covers one or more of:
Replacing a tired felt or bitumen flat roof with a Sika EPDM rubber membrane
Improving loft or roof insulation to lift thermal performance and the property’s EPC rating
Replacing worn roofing felt with a breathable membrane
Upgrading to more durable tiles
Improving roof ventilation to reduce condensation
Renewing the roofline, including fascias, soffits and guttering
An upgrade deals with the cause, not just the symptom. On a roof that has reached the end of its life, that is what stops one problem being followed by the next.
Signs You Can Spot From the Ground
Most of the early warnings are visible from the garden or the street on a clear day.
Slipped, Cracked or Missing Tiles
The most obvious sign, and the one most often ignored because the roof still looks mostly intact. A single slipped tile lets water onto the felt beneath, and if the felt is old, it does not stay there.
A Sagging Ridge or Dipping Roofline
The ridge of a sound roof runs straight. A visible dip or wave along the ridge or across a slope points to timbers that have softened or moved, and that needs looking at promptly.
Moss and Heavy Growth
A bit of moss is normal. Thick growth holds moisture against the tiles, lifts them as it expands, and blocks gutters when it slides off. On older concrete tiles it also speeds up surface wear.
Damaged or Lifting Flashing
Flashing seals the joints where the roof meets chimneys, walls and valleys. When it cracks, lifts or pulls away, those joints are where water gets in.
Felt Visible Under the Eaves
If you can see roofing felt hanging below the tiles at the gutter line, it has perished. That lower edge is where felt fails first, and once it goes, water running down the roof drops into the eaves instead of the gutter.
Signs Inside the House
Some of the clearest evidence never shows on the outside at all. Worth checking:
Staining or damp patches on upstairs ceilings, particularly near chimneys and external walls
Daylight visible through the roof when you stand in the loft with the lights off
Condensation or dark staining on the underside of the roof felt
A loft that is noticeably damp or musty in winter
Insulation that feels wet, has gone flat, or is thinner than a hand’s depth
Upstairs rooms that are hard to heat, or heating bills that have crept up without an obvious reason
That last point is easy to dismiss as the cost of energy. Often it is the roof. Insulation that has got wet or compressed stops doing its job.
Signs a Flat Roof Needs Attention
Flat roofs on extensions, garages and dormers fail differently from pitched roofs, and often sooner:
Water sitting on the roof more than a day or two after rain, known as ponding
Blistering or bubbling in a felt roof, where moisture has got between the layers
Cracks or splits at the seams, upstands and around any outlets
A soft or spongy feel underfoot, which usually means the decking below has taken on water
Moss or vegetation growing in the surface
Traditional felt flat roofs have a limited life, and once they start to fail the same problems tend to keep coming back. A Sika EPDM membrane is a single sheet with no seams to fail, carries a 15 year guarantee and needs very little looking after.
Which Signs Need Acting On First?
| What you are seeing | What it usually means | What to do next |
|---|---|---|
| Slipped, cracked or missing tiles | Water can reach the felt beneath | Book a survey |
| Light moss on the surface | Normal weathering | Monitor |
| Felt visible and perished at the eaves | Underlay has reached end of life | Upgrade likely |
| Flashing cracked or lifting | Failed seal at a junction | Book a survey |
| Ponding or blistering on a flat roof | Covering has failed | Upgrade to EPDM |
| Wet or flattened loft insulation | Moisture getting in, heat getting out | Insulation upgrade |
| Sagging ridge or dipping slope | Structural movement | Survey urgently |
| Damp showing on ceilings | Water already inside the structure | Survey urgently |
When Does a Roof Need Upgrading?
One isolated sign on an otherwise sound roof does not always mean the whole roof needs work. The picture changes when several appear together, because that usually means the whole roof is at the same stage of its life rather than one part having worn early.
An upgrade also makes sense when the underlay has gone, because replacing felt means lifting the tiles anyway, and when the insulation is wet or inadequate, because the work on one usually opens up the other.
There is one more factor that pushes the decision. Where a re-roof involves significant work, the Planning Portal is clear that in most situations this work will need Building Regulations approval, and because a roof is classed as a thermal element, re-covering it should also include improving its insulation. Once you are doing substantial work, the regulations expect the roof to come back better than it was. That is an upgrade by definition.
Why Not Just Get Up and Look?
Because the roof is where a quick look goes wrong fastest. The HSE is clear that falls from ladders are among the most common causes of serious injury at height. Everything on this list can be checked safely from the ground or the loft hatch. Anything beyond that is a job for someone with the right access equipment.
What Happens at a Survey
Every roofing project we take on starts with a site survey. We inspect the roof covering, the condition of the felt and timbers where they can be seen, the flashing, the insulation and the ventilation, and we look for the underlying cause of whatever prompted the call rather than just the symptom.
You then get an honest assessment of what the roof needs and what will make the most difference, with a transparent written quote. Most domestic projects complete within a few days, and because the work is external you can carry on using the property throughout.
If anything on this list looks familiar, get in touch and we will come and take a proper look.
