<p data-start="309" data-end="464">M3 Roofing Services were extremely proud to be contracted for an unprecedented new build project in Woburn &#8211; commissioned by the Duke of Bedford.</p>
<p data-start="466" data-end="867">The development comprised 10 new homes on Timber Lane, marking the first affordable housing to be built in the area. Each property featured two or three bedrooms, garages, a new road, and landscaped surroundings &#8211; all constructed to complement the traditional architectural style of this historic and picturesque village, which is also a well-known tourist destination.</p>
<h3 data-start="874" data-end="893"><strong data-start="878" data-end="891">Challenge</strong></h3>
<p data-start="894" data-end="1217">The project’s key challenge was to deliver modern, affordable homes that blended seamlessly with Woburn’s existing heritage architecture. Roofing materials had to be both high-quality and visually authentic, matching the appearance of surrounding buildings while remaining within programme and budget constraints.</p>
<p data-start="1219" data-end="1419">Additionally, sourcing reclaimed slate tiles as originally specified proved difficult due to limited availability and tight timescales, requiring creative material selection and logistical management.</p>
<h3 data-start="1426" data-end="1448"><strong data-start="1430" data-end="1446">Our Approach</strong></h3>
<h4 data-start="1450" data-end="1497"><strong data-start="1455" data-end="1495">Material Selection &amp; Quality Control</strong></h4>
<p data-start="1498" data-end="1801">M3 carefully selected roofing materials from trusted supply partners to ensure the aesthetic and structural quality met the required standards. To avoid delays, materials were ordered and delivered early in the programme, allowing visual checks to confirm suitability within the local context.</p>
<p data-start="1803" data-end="2156">When sourcing the originally specified reclaimed slate tiles proved unfeasible, M3 identified a Spanish slate alternative that met the same high performance and visual standards. This change not only preserved the heritage appearance but also achieved a saving of approximately £640 per roof, which was passed directly to the client.</p>
<h4 data-start="2158" data-end="2194"><strong data-start="2163" data-end="2192">Local Logistics &amp; Storage</strong></h4>
<p data-start="2195" data-end="2538">With M3’s head office located less than three miles from the site, materials were delivered and stored locally in our secure facilities. This allowed for quality checking prior to site delivery and supported ‘just-in-time’ logistics, helping to keep the build programme on schedule and minimising disruption within the village.</p>
<h4 data-start="2540" data-end="2586"><strong data-start="2545" data-end="2584">Community Engagement &amp; Site Conduct</strong></h4>
<p data-start="2587" data-end="2952">Community consideration was a top priority. Given Woburn’s close-knit nature and its significance as a heritage location, M3 ensured minimal disruption throughout the construction period. Our team maintained clear communication, kept the site tidy, and ensured respectful working practices in line with the expectations of both residents and the client.</p>
<h3 data-start="2959" data-end="2976"><strong data-start="2963" data-end="2974">Results</strong></h3>
<p data-start="2977" data-end="3193">The Timber Lane project successfully delivered 10 high-quality, affordable homes that harmonised with Woburn’s historic character and met all client requirements for durability, aesthetics, and cost efficiency.</p>
<p data-start="3195" data-end="3471">M3’s proactive material sourcing and efficient project management contributed to on-time completion, cost savings, and a heritage-consistent finish that satisfied both the Duke of Bedford and Woburn RP, a wholly owned subsidiary of The Bedford Estates.</p>
<h3 data-start="3478" data-end="3498"><strong data-start="3482" data-end="3496">Conclusion</strong></h3>
<p data-start="3499" data-end="3689">M3 Roofing Services were honoured to be part of this landmark development &#8211; the first rural exception site for affordable housing to be wholly owned and managed by a landed estate.</p>
<p data-start="3691" data-end="3887">The project stands as a testament to M3’s commitment to craftsmanship, collaboration, and community respect, achieving excellence within a setting of historical and architectural significance.</p>

<p data-start="823" data-end="1192">The scale and diversity of Red Kite’s housing portfolio required careful planning, coordination, and consistent quality control. With multiple property archetypes and simultaneous workstreams, M3’s challenge was to manage complex logistics while maintaining resident satisfaction, ensuring compliance with building regulations, and delivering on time and within budget.</p>
<h3 data-start="1199" data-end="1221"><strong data-start="1203" data-end="1219">Our Approach</strong></h3>

<p data-start="1898" data-end="2019">Complete <span data-start="1907" data-end="1928">roof replacements</span>, including modernisation of tile systems, roofline renewal, and energy-efficient upgrades.</p>

<h4 data-start="2026" data-end="2063"><strong data-start="2031" data-end="2061">Sequenced Project Delivery</strong></h4>
<p data-start="2064" data-end="2387">For properties requiring multiple work types, M3 developed a <span data-start="2125" data-end="2152">sequenced delivery plan</span> to ensure efficiency and compliance.<br data-start="2189" data-end="2192" />The programme began with the <span data-start="2221" data-end="2273">replacement of cold flat roof systems on garages</span> and <span data-start="2278" data-end="2303">warm roofs on porches</span> &#8211; with <span data-start="2311" data-end="2330">rafter upgrades</span> completed where required to meet building regulations.</p>
<p data-start="2389" data-end="2634">Next, <span data-start="2395" data-end="2419">windows and cladding</span> were replaced to create a <span data-start="2446" data-end="2492">watertight and regulation-compliant finish</span>.<br data-start="2493" data-end="2496" />At <span data-start="2499" data-end="2511">Lane End</span>, M3 were fully responsible for the <span data-start="2547" data-end="2572">planning and delivery</span> of these works &#8211; all completed <span data-start="2604" data-end="2633">on time and within budget</span>.</p>
<h4 data-start="2641" data-end="2692"><strong data-start="2646" data-end="2690">Resident Communication &amp; Access Planning</strong></h4>
<p data-start="2693" data-end="2976">M3 worked closely with Red Kite to ensure residents were informed and comfortable throughout the works.<br data-start="2796" data-end="2799" />Before the Lane End project began, we hosted a <span data-start="2846" data-end="2884">resident consultation presentation</span> to introduce our team, explain the scope of works, and address any questions or concerns.</p>
<p data-start="2978" data-end="3203">We also designed bespoke <span data-start="3003" data-end="3028">scaffolding solutions</span> to accommodate residents with mobility issues &#8211; for example, providing <span data-start="3100" data-end="3126">safe front-door access</span> or <span data-start="3130" data-end="3149">temporary ramps</span> where necessary to maintain accessibility and safety.</p>
<h4 data-start="3210" data-end="3248"><strong data-start="3215" data-end="3246">Partnership &amp; Collaboration</strong></h4>
<p data-start="3249" data-end="3537">Scaffolding was supplied by our sister company, <span data-start="3297" data-end="3315">M1 Scaffolding</span>, based in Bletchley. The scaffolding design incorporated <span data-start="3373" data-end="3411">permanent staircases and birdcages</span>, allowing for <span data-start="3426" data-end="3482">asbestos removal under safe and compliant conditions</span> with all required sheeting and protections in place.</p>
<p data-start="3539" data-end="3749"><span data-start="3539" data-end="3566">M3 Property Maintenance</span>, another of our sister companies, supported the works by delivering <span data-start="3635" data-end="3669">roofline and cladding services</span>, including the replacement of <span data-start="3700" data-end="3748">soffits, fascias, bargeboards, and guttering</span>.</p>

<p data-start="3807" data-end="4005">All materials were delivered to <span data-start="3839" data-end="3865">M3’s central warehouse</span> before being transported to site on a <span data-start="3904" data-end="3940">‘just-in-time’ delivery schedule</span> &#8211; improving security and reducing onsite storage requirements.</p>
<p data-start="4007" data-end="4319">To ensure quality and compliance, <span data-start="4041" data-end="4067">three pilot properties</span> (one of each archetype) were completed first and inspected by <span data-start="4130" data-end="4150">building control</span> at each stage. The quality of M3’s workmanship exceeded expectations, and as a result, <span data-start="4238" data-end="4285">further inspections were deemed unnecessary</span> for the remainder of the project.</p>
<h3 data-start="4326" data-end="4343"><strong data-start="4330" data-end="4341">Results</strong></h3>
<p data-start="4344" data-end="4553">The Red Kite renovation programme exemplified M3’s ability to deliver <span data-start="4414" data-end="4458">large-scale housing improvement projects</span> through <span data-start="4467" data-end="4491">efficient sequencing</span>, <span data-start="4493" data-end="4520">effective communication</span>, and <span data-start="4526" data-end="4550">strong collaboration</span>.</p>
<p data-start="4555" data-end="4792">M3 Roofing Services successfully upgraded hundreds of homes to modern standards &#8211; improving energy efficiency, safety, and appearance &#8211; while maintaining excellent relationships with both <span data-start="4743" data-end="4773">Red Kite Community Housing</span> and its residents.</p>

<p data-start="497" data-end="871">The project was carried out over <span data-start="530" data-end="544">two phases</span>, with <span data-start="551" data-end="589">one property handed over each week</span>. Works included the replacement of <span data-start="625" data-end="675">concrete interlocking and plain concrete tiles</span>, as well as <span data-start="688" data-end="719">bay window and canopy roofs</span>, and the renewal of <span data-start="740" data-end="790">fascias, soffits, bargeboards, and under-eaves</span> &#8211; delivered in partnership with our sister company, <span data-start="843" data-end="870">M3 Property Maintenance</span>.</p>
<h3 data-start="878" data-end="897"><strong data-start="882" data-end="895">Challenge</strong></h3>
<p data-start="898" data-end="1201">This project presented logistical challenges due to the wide geographical spread of properties during the first phase and the need to maintain smooth operations while minimising disruption to residents. The unpredictable weather conditions also required careful scheduling to ensure consistent progress.</p>
<h3 data-start="1208" data-end="1230"><strong data-start="1212" data-end="1228">Our Approach</strong></h3>
<h4 data-start="1232" data-end="1268"><strong data-start="1237" data-end="1266">Efficient Site Management</strong></h4>
<p data-start="1269" data-end="1662">In <span data-start="1272" data-end="1283">Phase 1</span>, the designated properties were located across a large area. To minimise disruption and improve efficiency, M3 limited onsite storage and instead <span data-start="1430" data-end="1459">delivered materials daily</span> to each property, removing waste at the end of each day.<br data-start="1516" data-end="1519" />With <span data-start="1524" data-end="1558">one team assigned per property</span>, a full multi-team welfare setup was unnecessary &#8211; allowing for leaner, more efficient site management.</p>
<h4 data-start="1664" data-end="1700"><strong data-start="1669" data-end="1698">Seamless Phase 2 Delivery</strong></h4>
<p data-start="1701" data-end="1959">For <span data-start="1705" data-end="1716">Phase 2</span>, properties were grouped and managed <span data-start="1754" data-end="1774">street-by-street</span>, enabling a <span data-start="1787" data-end="1814">continuous flow of work</span> from one property to the next. This coordinated approach improved delivery and waste management while ensuring minimal disruption for residents.</p>
<h4 data-start="1961" data-end="2001"><strong data-start="1966" data-end="1999">Weather Planning &amp; Scheduling</strong></h4>
<p data-start="2002" data-end="2400">Given the forecast for adverse weather, M3 built <span data-start="2051" data-end="2081">additional time allowances</span> into the schedule to accommodate potential delays. Our sister company, <span data-start="2153" data-end="2171">M1 Scaffolding</span>, provided roof access efficiently &#8211; erecting scaffolding the <span data-start="2233" data-end="2262">Friday before works began</span> and dismantling it the <span data-start="2286" data-end="2313">Monday after completion</span>. This proactive scheduling ensured <span data-start="2349" data-end="2378">no working days were lost</span> to access management.</p>
<h4 data-start="2402" data-end="2444"><strong data-start="2407" data-end="2442">Comprehensive Pre-Start Surveys</strong></h4>
<p data-start="2445" data-end="2904">Before any works commenced, M3 conducted <span data-start="2486" data-end="2515">detailed property surveys</span> to assess the condition and identify any potential risks or complications. This included reviewing <span data-start="2615" data-end="2686">gardens, windows, satellite dishes, chimneys, and external lighting</span>.<br data-start="2687" data-end="2690" />Where necessary, Paradigm liaised with homeowners of adjoining properties to discuss <span data-start="2775" data-end="2800">party wall agreements</span> and address any <span data-start="2817" data-end="2857">chimney or fire break considerations</span> on semi-detached and end-of-terrace dwellings.</p>
<h4 data-start="2906" data-end="2946"><strong data-start="2911" data-end="2944">Collaboration &amp; Communication</strong></h4>
<p data-start="2947" data-end="3248">Our <span data-start="2951" data-end="2973">M3 Project Manager</span> worked closely with Paradigm Housing throughout, providing <span data-start="3033" data-end="3059">daily progress updates</span>, coordinating <span data-start="3074" data-end="3106">opening and completion dates</span>, and authorising works to begin based on survey findings. This close collaboration ensured transparency and a smooth workflow at every stage.</p>
<h3 data-start="3255" data-end="3272"><strong data-start="3259" data-end="3270">Results</strong></h3>
<p data-start="3273" data-end="3442">The project was successfully delivered with <span data-start="3317" data-end="3352">minimal disruption to residents</span>, <span data-start="3354" data-end="3378">no lost working days</span>, and <span data-start="3384" data-end="3417">high-quality roofing outcomes</span> across all properties.</p>
<p data-end="3581" data-start="3444">The efficiency of M3’s planning, site coordination, and communication ensured timely completion despite challenging weather conditions.</p>

<p data-start="276" data-end="484">M3 were contracted to provide roofing services as part of the regeneration of the Lakes Estate in Milton Keynes &#8211; an energy efficiency project valued at <span data-start="429" data-end="445">£7.2 million</span> and encompassing <span data-start="463" data-end="481">380 properties</span>.</p>
<p data-start="486" data-end="767">The project commenced in <span data-start="511" data-end="525">April 2014</span>, with M3 responsible for delivering roofing solutions that met the required energy-efficient standards. Between four and ten properties were completed for handover each week, contributing to the project’s steady progress and overall success.</p>
<h3 class="fusion-responsive-typography-calculated" style="--fontsize: 32; line-height: 1.1;" data-start="774" data-end="793" data-fontsize="32" data-lineheight="35.2px"><strong data-start="778" data-end="791">Challenge</strong></h3>
<p data-start="794" data-end="1137">The regeneration programme involved large groups of terraced properties, requiring careful coordination to manage access, scaffolding, and timescales effectively. Additionally, M3 had to meet strict sustainability requirements and collaborate closely with the council and other contractors to achieve maximum efficiency and cost-effectiveness.</p>
<h3 class="fusion-responsive-typography-calculated" style="--fontsize: 32; line-height: 1.1;" data-start="1144" data-end="1166" data-fontsize="32" data-lineheight="35.2px"><strong data-start="1148" data-end="1164">Our Approach</strong></h3>
<p data-start="1167" data-end="1455">Working from the architects’ construction drawings and the results of comprehensive property surveys, M3 played a vital role within the renovation team. Our efforts contributed to an impressive <span data-start="1361" data-end="1384">£400,000 in savings</span> against the tendered price through efficiencies and value engineering.</p>
<h4 class="fusion-responsive-typography-calculated" style="--fontsize: 19; line-height: 1.1; --minfontsize: 19;" data-start="1457" data-end="1488" data-fontsize="19" data-lineheight="20.9px"><strong data-start="1462" data-end="1486">Programme Efficiency</strong></h4>
<p data-start="1489" data-end="1729">Typically, a whole-property programme takes around 20 working days. However, because the properties were arranged in terraces, several could be completed simultaneously. This approach significantly reduced the overall programme timescale.</p>
<p data-start="1731" data-end="1980">To minimise disruption, M3 also agreed with the Council that scaffolding would be erected for no more than 30 properties at a time. Once work on each section was complete, scaffolding was promptly removed and relocated to the next set of properties.</p>
<h4 class="fusion-responsive-typography-calculated" style="--fontsize: 19; line-height: 1.1; --minfontsize: 19;" data-start="1982" data-end="2028" data-fontsize="19" data-lineheight="20.9px"><strong data-start="1987" data-end="2026">Sustainability and Waste Management</strong></h4>
<p data-start="2029" data-end="2219">Maintaining high environmental standards was a priority. M3 worked closely with a dedicated Waste Management Supervisor to ensure all waste was removed, segregated, and recycled efficiently.</p>
<h4 class="fusion-responsive-typography-calculated" style="--fontsize: 19; line-height: 1.1; --minfontsize: 19;" data-start="2221" data-end="2263" data-fontsize="19" data-lineheight="20.9px"><strong data-start="2226" data-end="2261">Cost Efficiency and Procurement</strong></h4>
<p data-start="2264" data-end="2571">M3 collaborated with the Council to identify and agree on cost-saving opportunities, including <span data-start="2359" data-end="2402">standardising and bulk-buying materials</span>. By storing materials in our own facilities, we were able to negotiate significant discounts on both product prices and delivery costs, while also reducing travel time.</p>
<h4 class="fusion-responsive-typography-calculated" style="--fontsize: 19; line-height: 1.1; --minfontsize: 19;" data-start="2573" data-end="2611" data-fontsize="19" data-lineheight="20.9px"><strong data-start="2578" data-end="2609">Communication and Reporting</strong></h4>
<p data-start="2612" data-end="2852">Clear and consistent communication was key. Our project managers provided regular progress reports, allowing updates to be reflected on the <span data-start="2752" data-end="2781">Project Tracker dashboard</span>, giving the client real-time visibility into progress and performance.</p>
<h4 class="fusion-responsive-typography-calculated" style="--fontsize: 19; line-height: 1.1; --minfontsize: 19;" data-start="2854" data-end="2889" data-fontsize="19" data-lineheight="20.9px"><strong data-start="2859" data-end="2887">Creative Problem Solving</strong></h4>
<p data-start="2890" data-end="3243">One property presented a unique challenge: a large sunroom extended along the rear, preventing standard scaffolding installation. M3 worked closely with both the client and the resident to devise a solution &#8211; temporarily removing the sunroom roof and sections of brickwork to allow access for scaffolding, before rebuilding it to its original condition.</p>
<h3 class="fusion-responsive-typography-calculated" style="--fontsize: 32; line-height: 1.1;" data-start="3250" data-end="3267" data-fontsize="32" data-lineheight="35.2px"><strong data-start="3254" data-end="3265">Results</strong></h3>
