M3 Roofing Services were extremely proud to be contracted for an unprecedented new build project in Woburn – commissioned by the Duke of Bedford.

The development comprised 10 new homes on Timber Lane, marking the first affordable housing to be built in the area. Each property featured two or three bedrooms, garages, a new road, and landscaped surroundings – all constructed to complement the traditional architectural style of this historic and picturesque village, which is also a well-known tourist destination.

Challenge

The project’s key challenge was to deliver modern, affordable homes that blended seamlessly with Woburn’s existing heritage architecture. Roofing materials had to be both high-quality and visually authentic, matching the appearance of surrounding buildings while remaining within programme and budget constraints.

Additionally, sourcing reclaimed slate tiles as originally specified proved difficult due to limited availability and tight timescales, requiring creative material selection and logistical management.

Our Approach

Material Selection & Quality Control

M3 carefully selected roofing materials from trusted supply partners to ensure the aesthetic and structural quality met the required standards. To avoid delays, materials were ordered and delivered early in the programme, allowing visual checks to confirm suitability within the local context.

When sourcing the originally specified reclaimed slate tiles proved unfeasible, M3 identified a Spanish slate alternative that met the same high performance and visual standards. This change not only preserved the heritage appearance but also achieved a saving of approximately £640 per roof, which was passed directly to the client.

Local Logistics & Storage

With M3’s head office located less than three miles from the site, materials were delivered and stored locally in our secure facilities. This allowed for quality checking prior to site delivery and supported ‘just-in-time’ logistics, helping to keep the build programme on schedule and minimising disruption within the village.

Community Engagement & Site Conduct

Community consideration was a top priority. Given Woburn’s close-knit nature and its significance as a heritage location, M3 ensured minimal disruption throughout the construction period. Our team maintained clear communication, kept the site tidy, and ensured respectful working practices in line with the expectations of both residents and the client.

Results

The Timber Lane project successfully delivered 10 high-quality, affordable homes that harmonised with Woburn’s historic character and met all client requirements for durability, aesthetics, and cost efficiency.

M3’s proactive material sourcing and efficient project management contributed to on-time completion, cost savings, and a heritage-consistent finish that satisfied both the Duke of Bedford and Woburn RP, a wholly owned subsidiary of The Bedford Estates.

Conclusion

M3 Roofing Services were honoured to be part of this landmark development – the first rural exception site for affordable housing to be wholly owned and managed by a landed estate.

M3 Roofing Services were delighted to be contracted by Red Kite Community Housing to deliver a five-year renovation programme, alongside a range of one-off projects.

Throughout the programme, M3 has built a strong and collaborative working relationship with Red Kite at all levels – founded on shared values of exceptional customer service, community focus, and a deep understanding of housing stock and property types.

Challenge

The scale and diversity of Red Kite’s housing portfolio required careful planning, coordination, and consistent quality control. With multiple property archetypes and simultaneous workstreams, M3’s challenge was to manage complex logistics while maintaining resident satisfaction, ensuring compliance with building regulations, and delivering on time and within budget.

Our Approach

Scope of Works

M3 completed a variety of improvement works across Red Kite’s estates, including:

• Lane End – 65 properties

  • External improvements, including recladding and insulation, new front and rear doors, flat roof insulation to garages and porches, and full fascia, soffit, and rainwater goods replacement.

• Flackwell Heath – 87 properties

  • Re-roofing works, including the replacement of concrete interlocking and plain tiles with modern alternatives, as well as new fascias, soffits, bargeboards, under-eaves vents, and Finlock gutter replacement.

• Phase 4 Re-Roofing – 112 properties

  • Complete roof replacements, including modernisation of tile systems, roofline renewal, and energy-efficient upgrades.

Sequenced Project Delivery

For properties requiring multiple work types, M3 developed a sequenced delivery plan to ensure efficiency and compliance.
The programme began with the replacement of cold flat roof systems on garages and warm roofs on porches – with rafter upgrades completed where required to meet building regulations.

Next, windows and cladding were replaced to create a watertight and regulation-compliant finish.
At Lane End, M3 were fully responsible for the planning and delivery of these works – all completed on time and within budget.

Resident Communication & Access Planning

M3 worked closely with Red Kite to ensure residents were informed and comfortable throughout the works.
Before the Lane End project began, we hosted a resident consultation presentation to introduce our team, explain the scope of works, and address any questions or concerns.

We also designed bespoke scaffolding solutions to accommodate residents with mobility issues – for example, providing safe front-door access or temporary ramps where necessary to maintain accessibility and safety.

Partnership & Collaboration

Scaffolding was supplied by our sister company, M1 Scaffolding, based in Bletchley. The scaffolding design incorporated permanent staircases and birdcages, allowing for asbestos removal under safe and compliant conditions with all required sheeting and protections in place.

M3 Property Maintenance, another of our sister companies, supported the works by delivering roofline and cladding services, including the replacement of soffits, fascias, bargeboards, and guttering.

Material Management & Quality Assurance

All materials were delivered to M3’s central warehouse before being transported to site on a ‘just-in-time’ delivery schedule – improving security and reducing onsite storage requirements.

To ensure quality and compliance, three pilot properties (one of each archetype) were completed first and inspected by building control at each stage. The quality of M3’s workmanship exceeded expectations, and as a result, further inspections were deemed unnecessary for the remainder of the project.

Results

The Red Kite renovation programme exemplified M3’s ability to deliver large-scale housing improvement projects through efficient sequencing, effective communication, and strong collaboration.

M3 Roofing Services successfully upgraded hundreds of homes to modern standards – improving energy efficiency, safety, and appearance – while maintaining excellent relationships with both Red Kite Community Housing and its residents.

Project Overview

M3 Roofing Services proudly delivered Phase 1 Re-Roofing works for housing association Paradigm Housing Group, completing 12 pitched tiled roofs and a further 10 full re-roofs.

The project was carried out over two phases, with one property handed over each week. Works included the replacement of concrete interlocking and plain concrete tiles, as well as bay window and canopy roofs, and the renewal of fascias, soffits, bargeboards, and under-eaves – delivered in partnership with our sister company, M3 Property Maintenance.

Challenge

This project presented logistical challenges due to the wide geographical spread of properties during the first phase and the need to maintain smooth operations while minimising disruption to residents. The unpredictable weather conditions also required careful scheduling to ensure consistent progress.

Our Approach

Efficient Site Management

In Phase 1, the designated properties were located across a large area. To minimise disruption and improve efficiency, M3 limited onsite storage and instead delivered materials daily to each property, removing waste at the end of each day.
With one team assigned per property, a full multi-team welfare setup was unnecessary – allowing for leaner, more efficient site management.

Seamless Phase 2 Delivery

For Phase 2, properties were grouped and managed street-by-street, enabling a continuous flow of work from one property to the next. This coordinated approach improved delivery and waste management while ensuring minimal disruption for residents.

Weather Planning & Scheduling

Given the forecast for adverse weather, M3 built additional time allowances into the schedule to accommodate potential delays. Our sister company, M1 Scaffolding, provided roof access efficiently – erecting scaffolding the Friday before works began and dismantling it the Monday after completion. This proactive scheduling ensured no working days were lost to access management.

Comprehensive Pre-Start Surveys

Before any works commenced, M3 conducted detailed property surveys to assess the condition and identify any potential risks or complications. This included reviewing gardens, windows, satellite dishes, chimneys, and external lighting.
Where necessary, Paradigm liaised with homeowners of adjoining properties to discuss party wall agreements and address any chimney or fire break considerations on semi-detached and end-of-terrace dwellings.

Collaboration & Communication

Our M3 Project Manager worked closely with Paradigm Housing throughout, providing daily progress updates, coordinating opening and completion dates, and authorising works to begin based on survey findings. This close collaboration ensured transparency and a smooth workflow at every stage.

Results

The project was successfully delivered with minimal disruption to residents, no lost working days, and high-quality roofing outcomes across all properties.

The efficiency of M3’s planning, site coordination, and communication ensured timely completion despite challenging weather conditions.

M3 Roofing Services continues to work with Paradigm Housing Group on a variety of projects, as well as providing ad hoc roofing support for individual properties when required.

Project Overview

M3 were contracted to provide roofing services as part of the regeneration of the Lakes Estate in Milton Keynes – an energy efficiency project valued at £7.2 million and encompassing 380 properties.

The project commenced in April 2014, with M3 responsible for delivering roofing solutions that met the required energy-efficient standards. Between four and ten properties were completed for handover each week, contributing to the project’s steady progress and overall success.

Challenge

The regeneration programme involved large groups of terraced properties, requiring careful coordination to manage access, scaffolding, and timescales effectively. Additionally, M3 had to meet strict sustainability requirements and collaborate closely with the council and other contractors to achieve maximum efficiency and cost-effectiveness.

Our Approach

Working from the architects’ construction drawings and the results of comprehensive property surveys, M3 played a vital role within the renovation team. Our efforts contributed to an impressive £400,000 in savings against the tendered price through efficiencies and value engineering.

Programme Efficiency

Typically, a whole-property programme takes around 20 working days. However, because the properties were arranged in terraces, several could be completed simultaneously. This approach significantly reduced the overall programme timescale.

To minimise disruption, M3 also agreed with the Council that scaffolding would be erected for no more than 30 properties at a time. Once work on each section was complete, scaffolding was promptly removed and relocated to the next set of properties.

Sustainability and Waste Management

Maintaining high environmental standards was a priority. M3 worked closely with a dedicated Waste Management Supervisor to ensure all waste was removed, segregated, and recycled efficiently.

Cost Efficiency and Procurement

M3 collaborated with the Council to identify and agree on cost-saving opportunities, including standardising and bulk-buying materials. By storing materials in our own facilities, we were able to negotiate significant discounts on both product prices and delivery costs, while also reducing travel time.

Communication and Reporting

Clear and consistent communication was key. Our project managers provided regular progress reports, allowing updates to be reflected on the Project Tracker dashboard, giving the client real-time visibility into progress and performance.

Creative Problem Solving

One property presented a unique challenge: a large sunroom extended along the rear, preventing standard scaffolding installation. M3 worked closely with both the client and the resident to devise a solution – temporarily removing the sunroom roof and sections of brickwork to allow access for scaffolding, before rebuilding it to its original condition.

Results

Through collaboration, innovation, and efficiency, the Lakes Estate regeneration project successfully brought hundreds of properties up to modern, energy-efficient standards.
